Property Tax Appeals

Appealing Your Assessment

Property owners have three venues through which they may appeal their assessments.

Cook County
Assessor’s Office

Cook County
Board Of Review

If you do not appeal to the County Assessor, or if the reduction granted is too small.

Property Tax
Appeal Board (PTAB)

You may only appeal to the PTAB after you have appealed to the Board of Review.

Appeal Process Overview

You may ONLY appeal in the Township in which your home is located.

  • Each year you can appeal twice: once with the Assessor and once with the Board of Review.
  • Each Township appeal period is open for a short window of 30 days each time.
  • This appeal window is designated by the Cook County Assessor or the Cook County Board of Review.
  • Appeal dates and deadlines can be found on the Cook County Assessor’s website at

Get Assistance at The Township

We are here to assist you in filing an appeal with the Cook County Assessor and/or the Cook County Board of Review.

The Process

We look for properties that are “comparable” to your home. Homes must be in the same “neighborhood” and “class” as your home.

  • The township is divided into neighborhoods. Each neighborhood, is given a 3 digit code. We have those codes on a map
    in the office.
  • Each home is given a class code. The home’s style (e.g., ranch, split level, two story and size (square footage) designates the class code. This class code can be found on the top right of your tax bill.
  • Our program also calculates a price per square foot for your home. We try to find other homes that are paying a bit less
    than yours.
